Condominium: Unique Loft

Chocolate Factory

Unique loft in a former chocolate factory in the heart of Bangkok

In the bustling heart of Bangkok’s Phrom Pong area, regroup architecture has undertaken a remarkable transformation within the commercial wing of a larger condominium development. Reimagining a former chocolate factory, this commercial space on the third floor has been ingeniously repurposed into a one-of-a-kind loft apartment. The result is an extraordinary loft that showcases a harmonious blend of industrial aesthetics, contemporary design, and luxurious living, breathing new life into the vibrant Phrom Pong area.

Entrance

Upon stepping into this exceptional loft, one is immediately struck by its exclusivity and privacy. The entire floor is dedicated to a single unit, accessible via a private elevator with its own lobby and entrance corridor. Concealed behind the sliding doors of the storage cabinets is a hidden door, revealing a discreet passage to the parking garage.

Beside the elevator, a separate detached studio room with a full bathroom offers versatile usage possibilities, whether as a guest room, a bedroom for an almost grown child, a game room, a private gym, or even a maid’s quarters.

Apartment

A sculptural exposed fire hose cabinet with an integrated sitting bench is marking the main entrance door to the apartment. From here, the condo unfolds into a more private part, with two private rooms and a more public area boasting a spacious living and dining room.

With over 300 square meters of usable area, this exceptional loft offers ample space to accommodate a vibrant city lifestyle. Boasting two spacious bedrooms, three full bathrooms, a versatile mezzanine floor, and a captivating library, this loft apartment provides a multitude of options for personalized living. As mentioned earlier, the detached studio further enhances the versatility of this remarkable space, providing even more room to tailor to individual needs and preferences.

Living room

The living room features impressive soaring ceilings that reach up to 5 meters, accentuated by exposed concrete beams.

Sliding windows along the entire length of the living room open up to a balcony, blurring the boundaries between indoor and outdoor living. A striking brick wall serves as the backdrop for the television, while an adjacent wall is dedicated to showcasing large-format paintings and art pieces.

The open kitchen, with its wooden worktops and a generous island, is cleverly positioned alongside a massive existing concrete column at the end of the living and dining area, creating a seamless integration of form and function.

Mezzanine and library:

One of the loft’s most captivating features is the open mezzanine floor, suspended above the kitchen. Supported by a steel structure hanging from the concrete beams, this innovative design ensures the floor below remains undisturbed by additional columns. Accessible via a wooden staircase hidden behind the large concrete column, the mezzanine offers an elevated perspective of the living room, allowing residents to fully appreciate the existing concrete beams. Currently designed as an open office space, the mezzanine has the potential to be transformed into an extra bedroom by incorporating full-height glass walls.

Nestled at the foot of the mezzanine stairs, a cozy reading snug awaits, featuring a towering 5-meter-tall library wall. One of the bookshelf elements cleverly conceals a hidden door, leading to an additional full bathroom behind the library, complete with a remarkably high shower.

Master bedroom:

The master bedroom, positioned at the opposite end of the apartment, features a connecting door to a second room that can be utilized as a spacious walk-in closet. The ensuite bathroom, separated by a translucent glass block wall and a large wooden sliding door, boasts a shower, bathtub, double sinks, and a toilet in a separate compartment. The bed takes center stage in the master bedroom, facing a window adorned with a daybed sofa and vanity desks. To ensure uninterrupted rest, the bedroom window is equipped with 3cm thick soundproof glass panels.

Materialization:

In terms of materialization, regroup architecture has masterfully retained the original industrial look and feel of the space. The concrete ceiling beams and a massive concrete column beside the kitchen have been intentionally left in their authentic state, imperfections and construction marks included as part of the loft’s unique character.

Dark gray large-format ceramic tiles elegantly cover the floor, complemented by exposed brick walls and glass block partitions that enhance the industrial style.

In contrast, the kitchen, windows, and room doors boast impeccable surface finishes. Wooden built-ins, combined with a chocolate-toned wooden floor in the bedrooms, infuse the apartment with a warm and inviting ambiance.

Technology:

The condominium is equipped with a cutting-edge smart home system, allowing residents to effortlessly manage and control the lighting and sun-blinds using a tablet or mobile phone. The entrance door is fitted with a digital video doorbell, while the elevator is secured with a sophisticated access control system that utilizes face and fingerprint recognition. For added convenience, the apartment features smart toilets and a smart shower with personalized shower programs and an automatic water preheating system. Additionally, the condo is prepped for the installation of a water filter system, and the balcony boasts automated irrigation for the plants.

Facade:

In addition to the extensive renovation of the third floor, regroup architecture seized the opportunity to enhance the overall appearance of the entire building wing. The upper floor façade underwent a remarkable transformation with a fresh coat of warm gray paint, breathing new life into the exterior. A wooden cladding was carefully applied to the previously plain canopy roof, adding a touch of natural warmth and visual appeal. Furthermore, a thoughtfully designed layer of slats was introduced between the second and third floors, serving as both a privacy filter and a charming element that shields the loft from the bustling street below. Adding to the building’s allure, vertical dark red fabric blinds have been strategically installed, shielding the apartments from the morning sun and introducing a captivating accent color that adds vibrancy to the overall design.
